Egyptian proptech startup Amtar is partnering with Beltone to launch a real estate investment fund targeting EGP 2 billion ($38.2 million). The first offering is expected before the end of 2026.
The fund will allow investors to buy fractional ownership in real estate through shares instead of purchasing entire properties. The model aims to make Egypt’s property market more accessible to individuals with smaller budgets.
Amtar enables investors to acquire stakes in income-generating residential and commercial assets through a digital platform. The company uses the square meter as a unit for measuring fractional ownership. Investors will receive legal ownership documents issued by the fund, with a one-year lock-up period on their holdings.
The fund’s property portfolio will undergo valuation every six months by an appraiser accredited by Egypt’s Financial Regulatory Authority (FRA).
Amtar estimates that Egypt’s fractional real estate investment market could represent an opportunity worth at least EGP 100 billion.
The partnership’s next milestone is the first offering, which will reveal the initial assets, minimum investment requirements and investor response to this alternative route into real estate.
